Cindy Koehler, CPM® • Chief Operating Officer
As Chief Operating Officer, Cindy is responsible for directing all aspects of property management. Before joining the Buckingham team, she spent 14 years with Sun America Affordable Housing Partners, where she served as Vice President of Asset Management and was responsible for managing more than 140 properties in the company’s investment portfolio. Cindy’s professional experience includes management of market rate and tax credit properties, as well as student housing. Cindy serves as Regional Vice President for the National Apartment Association and maintains an active role with the Indiana Apartment Association (IAA). Currently, she is on IAA’s Executive and Finance Committee, and she previously served three terms as IAA President. In addition, she is chairperson of IAA’s nonprofit, Rebuilding Lives, which provides emergency services to residents who have suffered from fire, flood or disaster, and she volunteers as the fundraising chairperson for The Villages. Cindy earned a Bachelor of Arts Degree from Indiana University, has an Indiana Broker’s license, and holds the Certified Property Manager (CPM®) designation through the Institute of Real Estate Management.
Lori Gooding • Vice President of Human Resources
As Vice-President of Human Resources, Lori provides strategic and functional leadership for all human resource practices, processes and programs at Buckingham. Her areas of responsibilities include organizational and leadership development, succession planning, talent acquisition, compensation and benefits, change management, employee relations, diversity and employee development. Prior to joining Buckingham, Lori held executive level human resource positions for a national commercial real estate development company and a national property management company. Lori received her Bachelor of Arts degree from Millikin University. She is a member of the Society for Human Resource Management and is actively involved in several local charities. Lori is also a past member of the Apartment Association of Michigan and a past board member for Suite Dreams and the Ann Arbor Apartment Association.
Kimberly Hurd • Director of Professional Development
Kimberly Hurd oversees the execution of the company’s training and development functions which encompass developing, planning, organizing, implementing and facilitating training throughout the company. During her 10 year career with Buckingham, she has submitted 26 winning entries for the Indiana Apartment Association’s Prodigy Awards as well as a winning entry for the National Apartment Association’s Paragon Awards. She has served as a facilitator for the nationally renowned Multifamily Housing Brainstorming sessions for several years and is active in the Indiana Apartment Association where she serves on numerous committees and has been a past committee chairperson most recently serving as Chairperson of the 2010 Midwest Multifamily Exposition and Education Conference. Kimberly also teaches the National Apartment Associations’ NALP designation level courses for several apartment associations throughout the state of Indiana as well as Kentucky. She has completed the NAA’s Advanced Instructor Training and is a faculty member of the NAA Education Institute. The Indiana Apartment Association named Kimberly as the organization’s Volunteer of the Year in 2007. Ms. Hurd holds a Bachelor’s of Art degree in Education from Franklin College and is currently pursuing a Master’s Degree in Adult Learning. She is an active member of the American Society for Training and Development along with the Central Indiana chapter of ASTD.
David Creek • Senior Director of Maintenance and Technical Services
David Creek began in the business of maintenance and apartment management over 25 years ago and has held the positions of Maintenance Supervisor, Mentoring Supervisor and Regional Maintenance Supervisor. His broad range of experience makes David a perfect fit for maintenance support and guidance for Buckingham’s entire portfolio. He currently works on Capital Expenditure projects, product research, in field training and is a proctor for EPA certifications. David also is an instructor for the IAA and currently holds his Certified Apartment Maintenance Technician (CAMT) and Certified Apartment Property Supervisor (CAPS) certifications in addition to being an HVAC specialist. He is also the recipient of the 2008 volunteer of the year award from Indiana Apartment Association.
Kristen Sanders, PHR • Director of Human Resources
Kristen Sanders joined Buckingham Companies in 1996 as a Property Manager and has had several additional roles, such as Director of Compliance, Management Specialist and, currently, Director of Human Resources. She has provided Human Resources support for all site and corporate personnel, including Benefits and Payroll administration since 2003. Her years of Human Resource experience and dedication played a large role in Buckingham's receipt of the 2004 Best Employee Relations Prodigy Award. Sanders is certified as a Human Resources Generalist, a National Compliance Professional, Housing Credit Compliance Professional and Professional in Human Resources (PHR).
Maria Klause • Director of Compliance
Maria Klause joined the Buckingham team in 1996 as a leasing consultant and has held a variety of positions for the company, including Assistant Manager, Property Manager, Regional Property Manager and currently as the Director of Compliance. In her compliance capacity, Klause maintains working knowledge of current rules and regulations for programs and makes adaptations to incorporate any changes into company policy. Her experience and expertise in the tax credit arena is vital to the Management Team's due diligence process. She sets up and tracks special program regulations associated with individual properties and developed LIHTC training for all rental and corporate staff. Maria excels at “cleaning up” non-compliant properties and achieving 8609’s. She is CAPS certified and is a National Compliance Professional executive (NCP-e), Certified Credit Compliance Professional (C3P) and was announced as a 2011 Board member of the National compliance professionals.
Linda Ferrill, CPM® • Senior Regional Property Manager
Linda Ferrill oversees Buckingham Companies' Downtown, Carmel, Indiana, portfolio in addition to northern Indiana communities for a total of over 2,000 apartment homes. She is responsible for the daily operation and financial success of a portfolio of communities and is skilled in marketing, financial management, maintenance and training. Ferrill is a graduate of Ball State University and earned her Bachelor of Science degree in Marketing. She holds the Certified Property Manager (CPM®) designation through IREM. Ferrill is also active on the Ball State University Residential Property Management Advisory Board.
Therese Cochran, CPM®, CAPS, COS • Director of Student Housing
Cochran is responsible for overseeing Buckingham’s purpose-built student housing portfolio of 2,500+ beds and developing new business in this unique housing sector. Prior to joining Buckingham in 2011, Cochran worked for a large, publicly traded investment management company and focused entirely on purpose-built student housing. She oversaw the operations of a portfolio valued in excess of $130 Million and developed aggressive marketing strategies geared specifically toward the student population. Cochran has additional experience managing market-rate conventional multi-family housing and Tax Credit properties. She also holds the Certified Property Manager (CPM®) designation through IREM, the Certified Apartment Portfolio Supervisor (CAPS) designation through the National Apartment Association and the Certified Occupancy Specialist designation awarded by the National Center for Housing Management. Cochran attended Indiana University/Purdue University and studied Political Science and Business Management and is currently working on her Bachelor of Science in Business Administration through Pierce College.
Heather Gaff, CPM®, CAPS • Regional Property Manager
Heather Gaff joins the Buckingham Team with several years of property and regional management experience and currently oversees several tax credit and conventional and receivership properties across the Midwest. Heather holds her Indiana real estate license and served as a Sales Manager for a condominium conversion project in Indianapolis. In 2004 Heather received an invitation to serve as a member of the advisory board for Ball State's Regional Property Manager Program. Heather brings a wealth of additional skills and experience including personnel and software training, marketing and public relations and strategic and financial planning. Heather holds a Bachelor of Art degree in Education from the University of Saint Francis and also attended Indiana University-Purdue University Fort Wayne.
Angie Atkins, CPM® ,CAPS • Senior Regional Property Manager
Angie Atkins joined Buckingham in 2006 and manages a portfolio of over 2500 units throughout the state of Indiana. She has over 10 years of multi-site supervisory experience. She holds the Site Compliance Specialist designation thru Elizabeth Moreland Consulting, earned her CAP designation through the Indiana Apartment Association in 2008 and her Certified Property Manager (CPM®) designation through IREM in 2010. Prior to joining Buckingham, she was responsible for developing policy and procedure that encompassed the marketing approach for both Section 42 and Conventional properties. In past ventures, she has been awarded a variety of honors, including: Top Performance in a new Position, Top Manager and Top Contribution by a District Manager. Most recently, she was awarded the Regional Manager of the Year award through the Indiana Apartment Association in November 2010.
Susan Wright • Regional Property Manager
Susan manages a portfolio in excess of 1400 units in the Indianapolis and northern Indiana area. Prior to her start with Buckingham in October 2006, Susan was a Senior Regional manager for a 1500 plus unit portfolio. Her range of management experience stems from tax credit and market rate properties to lease-up marketing and sales. Winning the Indiana Apartment Association's Regional Manager of the Year award for 2006 proves the significance of her years of valuable industry experience.
Leslie Buckhorn, CAPS • Regional Property Manager Leslie Buckhorn joined Buckingham Companies in 2008 and comes with over 10 years of experience managing multi-site properties. Specializing in tax credit properties, Leslie has communities throughout Michigan, Ohio and Iowa. Prior to Buckingham she worked to create site policies and procedures and was responsible for successfully leasing up many newly constructed properties. In 2006 Leslie obtained her CAPS designation from the National Apartment Association.
Brian Mcintire • Director of Information Technology
Mr. McIntire is responsible for leading Information Technology solutions for each of Buckingham's Development, Construction, and Property Management divisions. This includes financial, operational, training and human resource applications, as well as low voltage design and negotiations of Video and Internet Revenue Share and Bulk agreements for Buckingham’s numerous developments. He hit the ground running when he joined Buckingham in 2007, collaborating with leaders from around the business to implement state of the art HR, Training, Invoice Management, Project Management , and Property Management systems (including Yardi Voyager, Corporate and Resident Portals, and Utility Billing), and has completed numerous critical infrastructure improvements, including installation of a new Corporate Data Center, wide area network, server virtualization, Disaster Recovery, and hardware and software standardization. McIntire has over 20 years of experience in all areas of Information Technology, has served honorably as a Marine, and held positions with Sprint, U.S. Robotics/3Com, Indianapolis Water, and Suros Surgical Systems prior to joining Buckingham. He holds a Bachelor of Science degree in Business Administration with an emphasis in Information Systems from the Indiana Institute of Technology.
